The commercial property sector is continuing to adapt to the realities of hybrid working, shifting workforce expectations, and the growing demand for sustainable, high-quality spaces. Amanda Cook, Director of Design Tonic, took part in a UKREiiF fringe panel held at the beautifully reimagined Rose Wharf in Leeds, as industry leaders came together to explore how workspaces are evolving and why thoughtful design is more important than ever.

A New Era of Workspace Expectations

Today’s workforce spans five generations, each with its own set of needs and preferences. As Nick Salkeld of Fox Lloyd Jones pointed out, businesses are now navigating an unprecedented number of policies - from ESG and net zero targets to regulatory changes and inflationary pressures. These factors are reshaping how companies think about their workspaces and how landlords respond.

One clear trend? Amenities are no longer a luxury. Landlords are increasingly allocating space to communal lounges, retail, and wellness areas, moving away from purely lettable office space. Where that’s not possible, many are pivoting towards the flex-market, embracing serviced offices and co-working models to remain competitive.

Designing with Purpose, Not Just Possibility

A key message echoed throughout the discussion was this: just because you can, doesn’t mean you should. Amanda from Design Tonic stressed the importance of being sympathetic to a building’s character - especially when working with heritage properties. Stripping everything back might seem easier, but it often removes the very personality that makes a space unique and desirable.

At Rose Wharf, Design Tonic collaborated with Caddick Developments to breathe new life into the Grade II listed building. The result? A workspace that feels vibrant, authentic, and deeply connected to its architectural heritage.

“It’s about creating a vibe,” Amanda explained. “That intangible feeling that makes a space not just functional, but magnetic.”

Culture, Community & Customisation

Rhiannon Carss from Curtins shared how their 14 offices across the UK and Ireland are designed to reflect both the company’s culture and the individuality of each local team. A standout example? Bringing hidden spaces like kitchens into the heart of the office. Much like in our homes, these communal areas are vital for connection and collaboration.

As workspaces compete with the comforts of home, design must evolve. That means incorporating lounge areas, quiet zones, prayer rooms, and even spaces for new mothers, ensuring the environment supports every member of a diverse, multi-generational workforce.

Sustainability Meets Sensitivity

Alistair Smith from Caddick Developments highlighted the delicate balance of integrating sustainability into heritage buildings. At Rose Wharf, this meant working with specialists to preserve architectural integrity while future-proofing the space. One smart solution? Installing infrastructure for full ventilation control without activating it, so tenants can enjoy natural airflow, making the most of the fact the building overlooks the River Aire, but with flexibility for the future.

Final Thoughts

The key takeaway? Character counts. In a competitive market, spaces that feel authentic, inclusive, and thoughtfully designed stand out. And while it’s tempting to start from scratch, the most impactful transformations often come from working with what’s already there.
