And adding smart sensors and lighting controls? You can achieve a further 14% reduction, say the UK’s Green Alliance.

The Cons of Carbon-Efficient Offices
1. Higher Upfront Costs
Yes, it’s true that building or retrofitting a carbon-efficient office typically costs more at the start.
Depending on your ambition and certification goals, the upgraded systems, responsible materials and energy modelling that go into a sustainable fit-out can increase your total spend, from greater complexity and added design hours to the fees and assessments associated with certifications like BREEAM or WELL.
But these investments are exactly that - investments.
With energy savings, longer-lasting materials and increased asset value, it’s a safe bet that projects will recoup extra spend within just a few years.
2. More Complex Procurement
Choosing sustainable or low-carbon products can introduce lead times and sourcing challenges, and your team might need to specify from vetted suppliers or navigate fluctuating availability for materials like recycled composites or natural insulation.
But, that said, these suppliers are often innovators and they want to be competitive in their markets just as you do.
Certainly the eco-friendly products we choose are thoughtfully made with durability and adaptability both fundamental considerations, a fact which pays dividends down the line for you.

It’s that they often result in products with the potential to be more bespoke and/or brand-aligned than a standard spec item - meaning you get something far more special that’s made to stand the test of time.
3. Some Carbon Gains can be hard to measure
While operational carbon is relatively straightforward to measure (via energy use), embodied carbon - what’s emitted during the creation, transport, and disposal of materials - can be harder to calculate and offset accurately, with lifecycle assessments (LCAs) not yet universal across all vendors or contractors.
However, this is changing fast. More manufacturers are publishing EPDs and LCA data, and design teams like ours are increasingly skilled at making low-embodied-carbon choices by default.
4. Carbon-Efficiency isn’t the best choice for everyone…
In cases of short-term lets, temporary spaces or very constrained budgets, a full carbon-efficient redesign might not be your best choice in terms of ROI - for example, you’re unlikely to reap the benefits of low-carbon flooring if the space will be reoccupied or even reconfigured again in 18 months.
But that doesn't mean you can’t do anything - low-disruption refurbishments like LED refits, smart sensors or modular furniture can still deliver measurable carbon and cost benefits without major spend upfront.

Smart Compromises: When full Carbon Efficiency isn’t feasible
The good news is that carbon efficiency doesn’t have to be all-or-nothing.
There are blended, scalable strategies that offer real value without full-scale disruption, and are particularly useful for tenants with less control over how a space is built.
Quick wins:
- Switch to LED: An affordable, high-impact move.
- Improve zoning and sensors: Automating your heating/lighting by room use is a great way to bring usage and costs down.

- Design for low-energy comfort, with upgraded HVAC systems with high-efficiency EC fans.
